
Residential Loft Design
DESIGN INTENT
Richard and Leia Lothbrok is relocating from the detached single-family home in Staten Island to a 2,695 square-foot penthouse loft in New York City’s Gansevoort Market Historic District. This fifth-floor space is a part of a rehabilitated turn of the century industrial warehouse conversion, so particular attention will be needed on sound attenuation, air quality, temperature, accessibility, life safety, and space planning. Since there are only two walls with glazing, and the glazing runs the span of each wall, natural lighting will have difficulty reaching the core of the loft.
The program needs to take advantage of High Line Park views and to be able to accommodate groups of 20 people for business events. Their daughter, son-in-law, and grandson visit, so accommodations are needed for them. Richard prefers the clean, minimal, and simplistic Scandinavian Design. Whereas Leia favors the existing elements of the factory and would like to see a vintage industrial design.
